
As a practice, Collett-Zarzycki prides itself on the breadth and depth of its client services, encompassing a full design and project management programme. Our programme includes the following elements.
Following an enquiry from a new client, our design team extends an invitation to attend an initial series of creative meetings to establish a clear brief for the project and determine our client’s expectations.
The first presentation encompasses a sketched floor plan and layout, together with moodboards to convey the aesthetic scope and direction of the project. The presentation includes colour choices, textures and fabrics, as well as samples of selected materials for flooring, wall coverings and architectural details. The client’s response to this meeting helps to guide the evolution of the design process. We are generally able to define the aesthetic approach and begin to determine the budget at this stage.
The overall budget estimate reflects the scope and scale of the project, with an itemised schedule of suggested furniture and fittings. These are provisional figures based upon our experience of previous projects and commissions. Any proposed architectural elements – including bathrooms, kitchens, joinery, lighting, ironmongery and brassware – are scheduled separately and provisionally costed by an appointed Quantity Surveyor. The overall budget is discussed in detail with the client and confirmed.
Furniture layouts and architectural details are drawn freehand ready for approval by the client, while specific furniture, fabrics and finishes are selected and agreed according to the proposed budget. Depending on the size and scope of the project, this stage may require a number of presentations, although the design team will prioritise any custom elements – such as bespoke joinery, furniture and rugs.
Following close conversation with any relevant consultants, the full schedule of interior architecture works will progress to a detailed design specification along with comprehensive production information for tendering purposes. Drawing upon tender reports, the design team will recommend contractors and specialist subcontractors for client approval.
The design team remains in regular contact with the client throughout the procurement process and manages communication with all parties.
Collett-Zarzycki’s skilled project leaders make regular site visits, monitoring progress throughout construction to ensure that any works are completed according to the contract and to the highest standards. Our experienced working relationship with contractors aims to achieve the best possible results.
Furniture and furnishing installations usually follow the ‘practical completion’ of all the interior architectural works. The timing of delivery and installation is programmed according to the scale of the project and carefully coordinated with the relevant artisans.
Collett-Zarzycki’s design team is available to assist the client in the full styling of their home - consulting on art, antiques and accessories.
Upon the successful completion of a project, Collett-Zarzycki offers a property maintenance service, which is tailor-made to the client’s needs.
